When you first come to work with SJW, we ensure that you understand all the legal requirements including compliance and tax issues, and we assist you to set up the non-resident landlord application. We apply for your UTR unique tax reference number and ensure that you are compliant so that you have no problems going forward legally in the UK.

Step three, SJW letting team will start to take photographs and list your property on all the major UK portals. Also, we choose three other agents that are close to your development to work alongside us to find you the very best quality tenant.

We then use our independent referencing company to fully formally check through the tenant. We're then in a position to draft the contract which is done electronically. We signed the contract on your behalf as we're empowered to do in the terms and conditions. And then we book the professional inventory company to do a schedule of the condition of the apartment and a list of all the goods in the apartment and take the meter readings etc. on the day that the tenant moves in.

We then do detailed research on your property to ensure that we are providing you with the maximum possible rent that is achievable. We will arrange furniture if needed. Our experienced team will look at all the information that is available to the professional agents and agree on a marketing price with you.

When we're getting good applicants, we immediately asked them to provide three months bank statements. If it looks good to us, we will present their offer to you and then upon acceptance of the offer, we ask them to pay a one-week holding deposit in order to become committed to their property. We call it the first stage of commitment.

Going forward, we inspect the property twice per year. We provide video, and evidence of the inspection and the team is very much set up to keep you connected to the property. We're often visiting the developments providing updates on communal areas etc. So, if you are coming to the UK we will happily arrange for you to go and visit your own property with a little bit of notice to the tenant.
